Older Bryan runs to galvanized supply and cast iron waste, and the fixtures have usually been repaired by several different people. The newer subdivisions on the south and west edges of College Station are on their first or second water heater and their original valves. Near campus most of what we see is rental, where the call comes from a property manager rather than the person standing in the water.
What is different about plumbing here
Two things, and they cause most of what we get called out for.
- Hard water
- Brazos Valley water leaves mineral on everything it touches. It scales water heater elements, stiffens shower cartridges and shortens the life of every valve in the house. It is the single most common reason the same fixture needs the same part again a few years later.
- Water pressure
- High incoming pressure chews through valve seals, toilet fill valves and washing machine hoses. If a fixture has needed the same repair twice, the pressure feeding it is worth measuring before anyone replaces the part a third time.
