What you are seeing, and what it usually means
A drip is easy to live with. The cabinet floor underneath it is a good deal less forgiving.
It leaks from around the handle
Different fault, and worth telling us apart on the phone. Water escaping at the base of the handle rather than the spout is normally an O-ring or the packing nut, not the cartridge - so the part and the price are different.
There is water in the cabinet
Potentially severe
Could be the faucet, the supply lines, the shutoff valves, the drain trap or the sink rim seal, and they aren’t the same job. If the cabinet floor is already soft, say so when you call, because that changes what we bring.
The outdoor spigot leaks, or will not shut off
Potentially severe
If it started after a freeze, assume the body has split. The tell is water appearing only when the tap is turned on, sometimes inside the house or in the crawl space rather than at the tap. Frost-free hose bibs fail this way and look perfectly fine from outside.
Low flow from one tap only
Almost always the aerator, and that one genuinely is worth trying yourself - unscrew it, rinse the screen, put it back. If the rest of the house is also slow it isn’t a faucet problem at all.
Repair or replace
Under about ten years, a decent faucet is worth repairing - the parts are made and available and the fix takes under an hour.
Past that, or on a builder-grade faucet where the finish is already going, the repair and the replacement start costing similar money and the replacement lasts longer. We’ll price both rather than guessing which you would prefer.
Outdoor taps and the freeze
Every hard freeze here produces a run of split hose bibs, and they all show up in the same week when people start using them again in spring.
Two things worth knowing. Disconnect the hose before a freeze - a connected hose is what traps the water that does the splitting, and it’s the single most effective thing you can do. And a frost-free bib is only frost-free if it drains, which it can’t do with a hose attached or if it was installed without enough fall.
If yours is already split, it’s a replacement rather than a repair, and it’s better done before the wall gets a second soaking.
When can it be fixed?
Same day for most of it. Outdoor taps depend on where the pipe runs behind them.
We are out 6 a.m. to 6 p.m.. Call and describe what you are seeing and you will get a straight answer, including if it can safely wait until tomorrow.
What happens when you call
- 01
You reach the company, not a call center
No dispatch queue and no script. Describe what you are seeing and you will get a straight answer on whether it needs a truck today.
- 02
$80 service call
Waived when you approve the work and we start the same day. It pays for finding out what is actually wrong instead of guessing.
- 03
Three options, priced
Written down before anything is touched. Nothing happens until you pick one.
How we quote it
Once we know what is actually wrong you get three options, written down before anything is touched. What fills each one depends on what we find, but the shape is always the same, and every one of them solves the problem you called about. The $80 service call is waived when you approve the work and we start the same day.
- Option 1
The smallest fix that works
The least work that actually solves the problem. What that turns out to be depends on what we find, but it’s always the first thing we price.
Best when: The rest of the fixture is sound and the fault is contained.
- Option 2
Fix it, and what’s next to it
The repair plus the parts around it that are the same age and heading the same way.
Best when: You would rather not be back here in six months.
- Option 3
Replace it
A new fixture or unit, sized to the house and brought to current code.
Best when: Repairs have stopped being economical, or you were going to replace it anyway.
Why it happened
Two different things cause nearly all of it, and they are worth telling apart. Indoors it is pressure and water condition: high incoming pressure wears the seals inside a cartridge faster than they were built to go, and hard water scales the moving parts until the handle stiffens and the seal stops seating. Outdoors it is freezes. A hose left connected traps water in the body of the tap, and it splits without anybody knowing until spring.
What happens if you wait
A dripping spout is a seal, and it stays a seal for a long time. Water in the cabinet is a different matter - particleboard swells, the shelf goes soft, and the cost stops being about the faucet. A hose bib that split over a freeze is the one that catches people out, because the water usually goes into the wall behind it rather than out of the end you can see.
Common questions
- How soon can you get here?
- Same day most times. We’re out 6 a.m. to 6 p.m. Call and describe what you’re seeing and you’ll get a straight answer on when we can be there - including if it can safely wait until tomorrow.
- Is there a service charge?
- There’s an $80 service call to find out what’s actually wrong, and it’s waived if you approve the work and we start the same day. That covers finding out what’s actually wrong rather than guessing at it. Once we know, you get three options priced before any work starts, cheapest first, and you pick.
- Do I get a price before you start?
- Yes, in writing, before anything is touched. Three options, cheapest first: fix what’s causing the problem right now, fix the whole area, or replace it. We’ll tell you when the cheap one isn’t enough and why, but we aren’t going to open with the expensive one.
- What if something isn’t right after you leave?
- Call us and we’ll come back and look at it, and there’s no $80 service call when it’s work we did. There’s no warranty certificate to read - what’s fair depends on what failed and why - but we’ll listen, look at what’s actually happening, and work with you toward a fair fix. We’re family owned and Aggie owned, and in a town this size our reputation is the business.
