The water is the reason we get called
Two different water stories run through Navasota, and which one you are on changes what fails in your house.
On city water, the supply is treated surface water and the City has held a “superior” rating from the TCEQ. It is safe, and it is still hard. The City does not soften it — removing the hardness from every drop would cost millions — so the minerals arrive at your house and stay there. They coat water heater elements, stiffen shower cartridges until the handle needs two hands, and shorten the life of every valve and fill valve in the building.
On a well, and much of rural Grimes County is, the numbers are in a different league. Groundwater around here runs roughly 16 to 26 grains per gallon — anything over about 10 is classed as very hard — with iron and manganese common, and a sulfur smell from the deeper zones.
The rotten-egg smell is usually the water heater, not the well
This is the call we take most often out here, and the answer surprises people.
If the smell is only on the hot side, the well is probably not the problem. Sulfur-reducing bacteria react with the magnesium anode rod inside the tank, and the reaction produces the smell. The water going in is fine; the tank is making it. Swapping the anode for a different alloy usually ends it, and it is a much smaller job than the smell suggests.
If the smell is on hot and cold, that is a water-quality question rather than a plumbing repair, and you want it tested before anybody sells you anything.
We do not sell softeners, filters or iron removal — that is a different trade. What we do is repair and replace what the water has worn out.
Old houses downtown, new houses on the edge
Navasota has been here since 1831, and the housing shows it. Around the historic district and Railroad Street you get homes built in the early and middle of the last century, and the plumbing in them has been patched, extended and partly replaced by several different people across several decades. Galvanized supply that has narrowed to a straw, a cast iron stack, and a shutoff valve nobody has turned since the Eighties.
The practical consequence is that jobs in these houses are less predictable than the same job in a newer build. It is one of the reasons we look first and price afterward rather than quoting over the phone.
Out toward the edges of town the subdivisions are newer and mostly unrestricted — Navasota has only a handful of registered HOAs — and those houses are generally on their first or second water heater with their original valves. Different work, easier to predict, and hard water gets to them all the same.
